Bedroom and living area is on the top floor of the Guest House. Large garage area fits 2 vehicles. Tesla charger inside included.

Mudroom on main floor. Please remove boots or shoes before going up the stairs.

Sleeping arrangements

Bedroom sleeps two guests in King Bed . Pack n play available for small child.

Large Queen sofa ved in living area fits 2 guests. Linen, pillows, and towels provided in master closet.

We’re thrilled to host you at our Edson Hill Paradise Guest House retreat! Please treat this home as your own and respect the quiet, natural beauty of the area. These rules ensure a safe, comfortable, and enjoyable stay for everyone.

Please take a moment to read the following rules:

Check-In & Check-Out

Check-in: After 4:00 PM
Check-out: By 10:00 AM
Early check-in/late check-out must be approved in advance. Late check-out without prior approval may incur a $100 fee per hour.

Parking & Access

Free parking available for up to 2 vehicles in the driveway.

Please refrain from driving vehicle outside of road so as to not damage the lawn.

No parking on the road.
Stowe town ordinances strictly prohibit it (especially in winter).

Access is via digital smart lock; your code will be provided at least 24 hours before arrival. Loss of beeper/transponder will be charged at $300.

Smoking is strictly prohibited. An extra cleaning fee of $1000 will be charged if odors due to smoking and extra cleaning required.

Pet fee charged is for extra cleaning required due to pets staying at the property. Guest is responsible for any and all damage caused by pet. Maintain leashed at all times in common areas. Pet is prohibited in pool area.

Please do not flush toilet paper or other items, as plumbing is sensitive. A disposal bin is provided. Plumbing service due to misuse will be billed to the guest.

Cleanliness & Care

Please leave the home in tidy condition.

A cleaning fee covers standard cleaning, but excessive mess may result in an additional charge.

Outdoor quiet hours begin at 8:00 PM out of respect for neighbors and wildlife.

Winter Guidelines

Drive slowly on Edson Hill Road, especially during snow or ice.

Snow removal is provided, but guests should clear walkways if needed during storms.

Keep garage and driveway areas free of obstacles for plows.


Pets
Pets are welcome upon prior approval (limit 1, under 50 lbs).

$200 pet fee per stay.

Pets must be leashed outdoors and never left unattended inside unless crated.

Guests are responsible for cleaning pet waste and hair.

Any damage caused by pets will result in a deduction from the security deposit. Airbnb guests will be charged extra cleaning fee and the entire amount incurred for damage.

Events & Gatherings

No parties or events allowed (A $5,000 fee will be charged to guest if discovered)

Registered guests only (max occupancy: 4 adults, 1 child (pack n play).

Unauthorized gatherings may result in immediate cancellation and loss of deposit.

Noise & Neighborhood Etiquette

Quiet hours: 8:00 PM – 10:00 AM.
This is a peaceful residential area—please respect the tranquility.
No loud music outdoors or excessive noise indoors.

Smoking Policy

No smoking or vaping inside the home.

Smoking permitted only in designated outdoor area; dispose of butts responsibly.

$1,000 fine for smoking indoors or evidence of smoke odor.

Energy & Safety

Turn off lights, A/C, and heating when not in use.

Do not tamper with smart thermostats or security devices.

Fire extinguisher and first aid kit located in the kitchen.

Wi-Fi & Tech

Fast Wi-Fi and Smart TV provided.

No illegal downloads or streaming.

Do not unplug Wi-Fi router or security devices.

Laundry

Washer and dryer available for guest use.

Use provided detergent only.

Do not overload the machines.


Water & Septic System

The home is on a private septic system.

Please flush only toilet paper. No wipes, feminine products, or foreign objects.

If plumber needs to be called during stay guests will be charged for the service

Property & Grounds

Do not feed wild life.
Do not enter neighboring private properties or main house unless within the same group.
Use caution near lakes, streams, and wooded areas—especially with children.
No swimming unless permitted by the host. Swim at your own risk.

Security Deposit & Damages

Guests are responsible for any and all damages during their stay.

Report spills or damage immediately for quick resolution.

A refundable security deposit may be held to cover major damages or policy violations.

Guests should report any issues, damage or missing items on the first day of check in. This gives us an opportunity to resolve or replenish. Under no circumstances will we refund if not reported upon arrival date.

Guests enjoy exclusive access to the entire guest house and property, including:
• Two ponds and surrounding walking paths, brook and trail.
• On-site parking
• Laundry facilities

Important note: There is another property (main house) within the premises. Access is prohibited unless booked with the same party ir group.
There are outdoor cameras for security.
Self-check-in with smart lock for seamless arrival.

Interaction with guests

Although we are available 24/7 for guest inquiries and reporting of issues we appreciate communication to occur during business hours 9am-6pm via the platform app.
