The space

Bedroom 1: King bed, A/C, private en-suite bathroom, room darkening shade, closet, drawers, 50 in smart TV with Netflix for streaming. Pack n Play available inside closet. 4 beach chairs.

Bedroom 2: Bunk Bed(Full-size bed bottom + Twin Bed top) , 1 convertible sleeper chair (twin size fits one guest), A/C, drawers, closet space, 40 in Smart TV for streaming with Netflix.

Living Room: Sofa bed (Futon type twin size sleeps 1 guest, Wi-Fi), Dedicated work space (desk and chair)

Kitchen: Fully equipped with fridge, stove, microwave, coffee maker & cookware, cooking essentials, blender. 1 roll paper towel per stay.

Bathrooms: 2 full baths with hot water, Shampoo, Conditioner and Body Wash provided. 2 rolls toilet paper per stay provided.

House rules

Please familiarize yourself with the rules of the condominium, common areas and pool. Provided below.
No smoking of any kind, including e-cigarettes, vape or juule inside the apartment and balcony and condominium. If you smoke outside the property, please do not leave evidence behind.
Children must be supervised at all times.
Quiet hours: We have neighbors who live here year round and we really like them. Please be respectfully quiet after 9:00pm. If our neighbors are making noise that bothers you, please let us know.
Please follow the departure checklist in this guide when checking out.

Departure Check List
Check out time is strictly at 11:00am.
Questions? Ask Frances your host.
Mobile- include your name and where you are staying.
- Turn off all electronics, TVs, lights etc.
- Ensure all windows and doors are locked.
- Please do not remake the beds. Leave used towels and linen on the floor.
- Trash: If you have garbage in excess of what fills the property’s trash bins, please take it to the trash area next to condo gate.

General House Rules
Check in is at 3:00 pm. Once inside the unit, perform thorough inventory and inform your host of any damage found or any issue upon arrival.

Check out is at 11:00 am.
Dispose of excess garbage
Clean excess dishes
Turn off a/c, lighting and electronics.

Do not use tanning oil or hair dye inside the unit. Extra cleaning charges will be billed to guest.
We provide 4 beach chairs and beach/pool towels for your use.
Make sure you leave them in the apt to avoid a $30 per towels charge and $60 per chair.
Please, be careful with bath towels and linen. DO NOT use them to remove makeup. Towels and linens with stains that can’t be cleaned will have a cost of $30 per towel each and $40 for damaged linen.
Please use coasters to avoid damage to wooden tables. Any wet or cold drinks or glasses will damage the side tables.
Please shake all sand from clothes before entering the apartment.
Do not remove anything from the apartment. If you do, bring it back to avoid being charged for lost items.
Loss of transponder/beeper has a cost of $300 and loss of condo keys cost of $200.
Rules regarding off-limit areas:
The master closet is reserved for rental equipment and materials. Please do not attempt to open.
Please do not open the electrical panel unless in the unlikely event of a power outage.
Rules regarding damages and security deposit:
Accidents happen. That’s life. In the unfortunate event that guest has broken or damaged something at the property, be sure to report it to me immediately. If the cost of the damage is more than the security deposit or if extra cleaning should be involved, the cost incurred will be billed to the guests.
House Rules Regarding the Neighborhood and Noise Levels
Having a good relationship and understanding with our neighbors is invaluable. Most of our neighbors live here or rent their apts. Please minimize noise between 9 p.m. and 8 a.m. to ensure our neighbors or other guests can enjoy a night of undisturbed sleep.

If you encounter any issues with other guests or neighbors, please notify us as soon as reasonably possible.
If any neighbors report excessive noise, your vacation rental agreement could be terminated, and you’ll be asked to leave our property. Should this happen, it will result in a loss of the rental amount.
House Rules Regarding Extra Guests and Visitors
A maximum of 2 visitors is allowed during the day.
It is the responsibility of the renter to ensure that any visitor also complies with our House Rules.
House Rules Regarding Parties and Events
No parties or events are allowed.
Any small gathering is restricted to 7 people in total and must comply with the rules regarding noise.

Please park your vehicle in the designated space.
House Rules Regarding Smoking
Smoking is not permitted anywhere inside the property.
It can be an impossible mission to get rid of cigarette odors in time for when our next guest is scheduled to check-in. Extra cleaning charges will be billed to guest.
House Rules Regarding Pets
1 Pet are allowed in the apartment or building. Read rules regarding pets. A pet fee applies.
House Rules for Appliances
Please double-check that you have switched off all the lights or other electrical devices.
The optimum temperature is 72F.
House Rules Regarding Garbage Disposal
We ask that our guests be so kind as to dispose of food in the available garbage bin.
Please do not try to flush any sanitary products or baby wipes down the toilet.
Compliance
Failure to follow any of these house rules is a breach of the terms and conditions of your reservation.
If anything in our House Rules is unclear, please contact us.
We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.

In addition to our house rules, the following Condominium rules must be adhered to by guests and visitors:

Rules of Use and Enjoyment

In order to promote compliance with the current regulations and maintain healthy coexistence, we remind you of some of the rules to be followed by Owners, Tenants, and/or Visitors when using the facilities or common areas of the condominium.
1. NO more than seven (7) people are allowed in the apartment.
2. NO unnecessary noise or disturbances shall be made, nor shall actions be carried out that disturb the peace or tranquility of other owners and occupants of the apartments.
3. Pets: Property owners may only have domestic animals that are kept inside the Property, in the company and/or custody of the owner at all times, without disturbing the peace and order of the other condominium owners. Also, pet waste must be picked up and disposed of outside common areas.
4. Use of pool: Any owner, tenant, or guest who uses the pool does so at their own risk and will be subject to the special rules and regulations for pool use. Pool hours are from 8:00 a.m. to 10:00 p.m.
5. Use of pool: Eating and/or drinking inside the pool is NOT allowed.
6. It is NOT allowed to hang, dry, or shake clothes, carpets, towels, or any other item from windows, terraces, balconies, and/or patios of the Properties.
7. Parking: Parking is NOT allowed in areas not specifically designated for parking and never in another condominium owner's designated space. Violating vehicles will be fined and may be removed at the owner's expense.
8. Parking: Boats, jet skis, and/or trailers may NOT be parked in car parking spaces in a way that obstructs common areas, entry/exit to other parking spots, or vehicle flow.
9. Garbage Disposal: The garbage container is located at the entrance of the Condominium (immediately to the right of the pedestrian gate at the entrance). It is NOT allowed to leave apartment trash in any other area, including the gazebo or the hallway at the entrance of the apartments.

IMPORTANT – Do NOT flush toilet paper or non-disposable materials (sanitary towels, “chubs” or wipes of any kind, diapers, among others) down the toilets. Avoid wastewater overflow into the Property.

Guest access

You’ll have private access to the entire apartment and all the community amenities including the pool, parking, and common areas. Entry is easy with self-check-in and lockbox code provided.

Interaction with guests

We accommodate to guests needs. We appreciate communication via platform messaging during regular working hours 8-6pm.

Other things to note

No loud music or parties. Quiet hours begin at 9PM. Excessive noise causing disturbances will have a penalty fee of $500.

Smoking is strictly prohibited. An extra cleaning fee of $500 will be charged if odors due to smoking and extra cleaning required.

Pet fee charged is for extra cleaning required due to pets staying at the property. Guest is responsible for any and all damage caused by pet. Maintain leashed at all times in common areas. Pet is prohibited in pool area.

Please do not flush toilet paper or other items, as plumbing is sensitive. A disposal bin is provided. Plumbing service due to misuse will be billed to the guest.

Property is in a residential community. Be mindful of neighbors and noise levels.
