Note: For hot water, turn the knob to “cold”. It was installed incorrectly.
Note: We do not have an extra key. Be mindful of it at all times. We cannot go in the middle of the night if you loose key or leave it inside and close the door.

Note: These are our general house rules for all our properties. For our properties at Old San Juan, the information and rules regarding pool or beach does not apply)
I’ve put in a lot of effort to make sure this vacation rental is a comfortable space for guests. If you choose to stay here, please treat it with the same respect you would with your own home.
House rules include:
General Requirements
Please respect check-in and check-out times.
All Guests (and any Visitors) must comply with all House Rules and any other instructions from the Property Manager: Frances Vivoni, during their stay; and
Guests must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable.
Guests must perform thorough inventory and inform property manager of any damage found or any issue upon arrival.
All Damages and Breakages must be reported to the Property Manager as soon as reasonably practicable. Failure to report them will likely result in a penalty deduction from the security deposit. And;
Please refrain from rearranging the furniture and take care when using amenities. You will have to pay for damages that exceed the security deposit.
To avoid Damages and Breakages, no furniture is to be moved from one room to another without prior agreement. Also;
No bathroom towels are to be removed from the property (i.e. for beach use).
Separate beach towels are provided for this purpose.
Illegal substances are not allowed on the premises, or I will have to ask you to vacate.
Smoking is strictly prohibited. Additional cleaning fees will apply.
Please ensure every guest rinses off the sand from their feet at the outside shower and shakes out their clothes and towels before entering the home to limit sand deposits in the home.
Please don’t leave food rests on the kitchen counters or outside table overnight to keep the property free from ants and other pests.
Noise
Please respect the noise curfew of 11:00PM
This Rental is suitable for children under the age of 12.
Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the Neighborhood;
Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (e.g. 11pm – 8am), and upon arrival and departure;
Excessive noise is prohibited at all times and may result in termination of the Airbnb rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the Security Deposit;
Please don’t use the swimming pool after 10 pm or before 8 am to respect our neighbors.
Please minimize noise between 11p.m and 8a.m – particularly when using the outside balcony/deck.
If the neighbors confront you, please notify the vacation rental host immediately.
In the case of a complaint about excessive noise, we reserve the right to end your rental agreement with immediate effect and you’ll be asked to vacate the property, without any refund of the rental amount paid.
Visitors
No unregistered guests are allowed. Visitors are complicit with these House Rules. Any additional overnight Visitors must be approved in advance during the booking process and are subject to an additional fee as noted in the price.
Parties and large gatherings of any kind are strictly prohibited at the Rental;
Parking
Guests and any Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and Parking arrangements at the Rental are as follows:
Security
Any time Guests leave the Rental, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage. Guests must switch off lights, air conditioning, fans, electronics such as televisions when not in use to promote energy saving. It is not permitted to leave the air conditioning on when Guests are absent from the Rental
Pool
The Hot tub/ Swimming pool is only to be used between the hours of ................ and ................ . For safety reasons, it is not permitted to use any glassware in or around the pool area. Failure to comply with this rule will result in a fine deducted from the security deposit.
Balcony/Deck Rules
Guests must supervise any babies and children at all times when using the Deck and Balcony areas. Specific Deck and Balcony rules are as follows:
Pets
Number of pets allowed: 2
Additional pet fee: $100
We are animal lovers and welcome pets in our property. With this, comes great responsibility from both, pet owner and property owner, so please take a moment to carefully read our Pet Policy.
Guest agrees to:
1. keep their pet under control at all times,
2. keep their pet restrained,
3. adhere to local ordinances, including leash and licensing requirements.
4. not to leave their pet unattended for any unreasonable periods.
5. clean up after their pet and to dispose of their pet's waste properly and quickly. The guest is responsible for cleaning up any “accidents” their pet has left inside the apartment, inside the building or outdoors.
6. to not leave any pet related items or waste in Pool, Beach, or common areas of building.
7. keep their pet from being unnecessarily noisy or aggressive and causing any annoyance or discomfort to others and will remedy immediately any complaints made through the Owners, Host or Condo staff.
8. provide their pet with an identification tag.
9. pay immediately for any damage, loss, or expense caused by their pet. Guest is required to pay for any damage their animal has caused. Damage includes but is not limited to: stains on carpet, scratches on furniture, damage to woodwork and walls.
10. Guests agree that the Owners reserve the right to revoke permission to keep the pet should guests break this agreement.
Waiver
Please be advised that you will be responsible for your pet and you will be billed for any damage caused by your pet, or if additional cleaning is needed as a result of your pet.
Electronics and appliances
TV usage is allowed for guests during the entire duration of their stay. The streaming services included are Netflix, Prime Video, and Disney Plus. Guests are not allowed to purchase, download, or rent any subscription or entertainment not listed above.
Check out
Please clean the kitchen after using it and empty the trash at the end of your stay. Non-compliance will result in an additional $65 clean-up fee.
Make sure to close the windows, lock the door, and turn the lights, air conditioning, and any electronics off before leaving the rental.
Guests and their Visitors are to dispose of Garbage and Recycling in
accordance with the usual practice at the Rental (as set out
below) in the allocated trash cans, and excess rubbish must not be
left in public or common areas; and
Garbage and Recycling arrangements at the Rental are as
follows:
Keys
Keys are to remain in the possession of the primary guest at all times during the stay. The keys should never be replicated or left out of the care of the primary guest.
Lost key fee is $100
Plumbing:
The plumbing system at Old San Juan is sensitive as we are in a historic location where the buildings are very old.
Please refrain from flushing any toilet paper ir any other sanitary items, baby wipes etc.
Any cost incurred to resolve clogged toilet or other plumbing issue or extra cleaning in the apt will be billed to guest. Extra cleaning of $200 will be charged to guest in addition to damage or issue cost incurred by host/owner of the apt.
No smoking of any kind allowed in the apt, balconies or common areas. A $500 smoking penalty fee will be billed to guests automatically upon any information that there is smoke odor coming from the apt.
Compliance
Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
