Bedroom 2: The guest bedroom has a bunk bed with a full-size bed on the bottom and a twin size bed on top, a small work desk station with chair and a 32” wall mounted tv, room darkening shades, louvered bi fold closet and ocean view.
Living area: Has sleeper sofa bed that fits 1 or 2 guests (almost a full-sized bed when open), a dining table for 4 and 2 tall bar stools in kitchen counter sitting comfortably 6 guests, a 55” smart tv mounted in wall unit across sofa bed. Spectacular views of the beach upon entering the apartment. You will see the balcony across the entrance door. The balcony has outdoor furniture sitting 2 guests. Room darkening shades.
Please note, we have a central A/C system controlled by Nest Thermostat set to 68-72 degrees. It is very common in condominiums in the area to have condensation inside the apartments due to high temperatures outside and varying temperatures in the above or below or adjacent apartments. We cannot control other units a/c temperatures nor the weather and humidity in Puerto Rico. We will not refund due to condensation or humidity in the apartment before or during stay as well as utilities services interruptions of any kind.
Here is what we ask of you…
Please familiarize yourself with the rules of the condominium, common areas and pool.
No smoking of any kind, including e-cigarettes, vape or juule inside the apartment and balcony and condominium. If you smoke outside the property, please do not leave evidence behind.
Children must be supervised at all times.
Quiet hours: We have neighbors who live here year round and we really like them. Please be respectfully quiet after 9:00pm. If our neighbors are making noise that bothers you, please let us know.

- Ensure all windows and doors are locked.
- Please do not remake the beds. Leave used towels and linen on the floor.
- Trash: If you have garbage in excess of what fills the property’s trash bins, please take it to the trash room in hallway leading to the elevators.
General House Rules
Check in is at 3:00 pm. Once inside the unit, perform thorough inventory and inform your host of any damage found or any issue upon arrival.
Check out is at 11:00 am.
Dispose of garbage in trash chute in hallway near elevators.
Clean excess dishes
Turn off a/c, lighting and electronics.
Do not use tanning oil or hair dye inside the unit. Extra cleaning charges will be billed to guest.
We provide 2 beach chairs and each/pool towels for your use. Make sure you leave them in the apt to avoid a $30 per towels charge and $60 per chair.
Please, be careful with bath towels and linen. DO NOT use them to remove makeup. Towels and linens with stains that can’t be cleaned will have a cost of $30 per towel each and $40 for damaged linen.
Please use coasters to avoid damage to wooden tables. Any wet or cold drinks or glasses will damage the side tables.
Please shake all sand from clothes before entering the apartment.
Do not remove anything from the apartment. If you do, bring it back to avoid being charged for lost items.
Loss of transponder/beeper has a cost of $100 and loss of beach and door access electronic fob has a cost of $100.
Rules regarding off-limit areas
The smaller closet inside the walking closet in master bedroom is locked. Please do not attempt to open.
Please do not open the electrical panel unless in the unlikely event of a power outage.
Rules regarding damages and security deposit
Accidents happen. That’s life. In the unfortunate event that guest has broken or damaged something at the property, be sure to report it to me immediately. If the cost of the damage is more than the security deposit or if extra cleaning should be involved, the cost incurred will be billed to the guests.
House Rules Regarding the Neighborhood and Noise Levels
Having a good relationship and understanding with our neighbors is invaluable. Most of our neighbors live here or rent their apts. Please minimize noise between 9 p.m. and 8 a.m. to ensure our neighbors or other guests can enjoy a night of undisturbed sleep.
If you encounter any issues with other guests or neighbors, please notify us as soon as reasonably possible.
If any neighbors report excessive noise, your vacation rental agreement could be terminated, and you’ll be asked to leave our property. Should this happen, it will result in a loss of the rental amount.
House Rules Regarding Extra Guests and Visitors
A maximum of 7 visitors is allowed during the day.
It is the responsibility of the renter to ensure that any visitor also complies with our House Rules.

No parties or events are allowed.
Any small gathering is restricted to 7 people in total and must comply with the rules regarding noise.

House Rules Regarding Smoking
Smoking is not permitted anywhere inside the property.
It can be an impossible mission to get rid of cigarette odors in time for when our next guest is scheduled to check-in. Extra cleaning charges will be billed to guest.
House Rules Regarding Pets
Pets are not allowed in the apartment or building.
House Rules for Appliances
Please double-check that you have switched off all the lights or other electrical devices.
The optimum temperature is 73F.
House Rules Regarding Garbage Disposal
We ask that our guests be so kind as to dispose of food in the available garbage bin.
Please do not try to flush any sanitary products or baby wipes down the toilet.
Compliance
Failure to follow any of these house rules is a breach of the terms and conditions of your reservation.
If anything in our House Rules is unclear, please contact us.
We reserve the right to evict any guest or visitor who fails to adhere to our House Rules.

• Pets are not allowed in the apartments of communal areas $50.00 (rental is not allowed, only Service to deliver all the documentation)
• Violation of the rules for repairs, moving, remodeling, or deliveries $25.00.
• No smoking on the balconies (cigarettes, tobacco, marijuana or cannabis) $ 50.00.
• It is not allowed to hang clothes, towels, mops or other artifacts on the walls or balcony railings $ 50.00.
• You cannot walk wet with swimsuits in corridors and lobby $75.00.
• Damaging equipment or Condominium’s Property $100.00.
• It is forbidden to enter the lobby wet or dripping water and the use of BBQ on the balconies $ 50.00.
• Children's play is prohibited in hallways or lobby and other common areas, except those designated for those purposes. $ 50.00.
• Violating the schedules of the common areas of the Condominium pool, gazebos, gate access to the beach 10pm $50.00.
We have a self check in system for your convenience. Code is provided in check in instructions sent before check in date. Door has keyless digital lock.
Electronic fob is provided for access to building common areas, pool and beach gate. Underground parking transponder provided inside the unit.
If you find anything out of order, please let us know as soon as possible. We know that time away is precious and we really appreciate the opportunity to make things right if something isn’t as you expected, or something goes wrong.
After “business hours” texts or Airbnb App messages rather than calls are appreciated.
Disclaimer: We do not refund for utilities interruptions and or wifi service connectivity or interruptions in service as sometimes power outages occur in Puerto Rico and power as well as wifi may not be available due to issues with service in the area. We will not refund under no circumstances for nights stayed at the property.
